Comprar un negocio en Fort Lauderdale: qué mirar
Lo primero son los números reales: cuánto factura, cuánto le queda al dueño después de pagar todo (lo que en el mercado se llama SDE) y qué parte de esa ganancia depende de que el dueño esté todos los días en el mostrador. Un negocio que funciona sin su dueño vale más.
Después viene el contrato de alquiler, que en Fort Lauderdale suele ser el punto que define la operación: cuántos años quedan, qué opciones de renovación hay y cuánto puede subir. Un contrato corto puede volver imposible recuperar la inversión.
Y por último las licencias y permisos: los de la ciudad, los del condado de Broward y, si hay comida o alcohol, los del estado. Conviene confirmar que sean transferibles antes de firmar nada.
