Five vertical software products, already built, with AI at the core
Property OS (buildings and condos), Doctor (medical centres), Adonait CRM (small businesses), Adonait Food (restaurants) and Property News (each building's resident newspaper) are in production, with open demos. Product risk is behind us: the pre-seed round is to go to market, certify, and turn the data each system collects into AI-driven decisions.

The thesis
Businesses pay for many disconnected tools, in English, that don't talk to each other
One system per vertical
Each product replaces its vertical's whole stack: a 100-unit building pays ≈ US$838/month for seven tools Property OS replaces for US$150.
Truly bilingual
Spanish and English in the same workspace: the U.S. Hispanic market and Latin America, which the big players serve in English.
AI over proprietary data
The management system is where the business's data lives. Whoever holds the data is who can apply useful AI to it.
Why AI is the core
Process the data, decide better, make the software more effective
Management software collects thousands of data points a month — payments, appointments, work orders, conversations, stock — that almost nobody reads. Our bet is that the value is not in storing that data but in using it: AI reads it, structures it, answers questions about the business in plain language and tells the user what to do today. That lifts retention (the system becomes where decisions are made), supports pricing, and opens revenue a standalone tool cannot have.
1 · Processes the data
Reads invoices, contracts, histories and conversations and turns them into structured data, with no manual entry.
2 · Improves decisions
Answers about the business's own numbers and prioritises actions with the data behind them: what to collect, whom to call, what to fix.
3 · Makes the software more effective
Drafts, translates, answers calls and opens requests: the customer's team does more with the same people.
Property OS
Live today
- Office assistant (Claude Opus) that works over the building's own data — arrears, open work orders, budget vs. spend — and drafts letters and tasks, always running with the signed-in user's permissions.
- Document analyzer: reads contracts, vendor quotes, insurance policies, financial statements and condo documents and flags what matters.
- Migration from paper: reads a photo or PDF of a resident roster, a balance sheet or the front-desk notebook and turns it into rows to import.
- Board minutes drafted from the agenda and notes — marked as a DRAFT until the board approves it.
- Every notice translated into each resident's language, and residents' requests translated back into the manager's.
- Maintenance first aid for residents (text + up to 2 photos): detects emergencies and what to do right away, before a work order is opened.
- Maintenance suggestions for staff: what supplies to order, a preventive plan for each piece of equipment, and fixes for repeated failures.
- “Ask the building”: residents ask and the AI answers only from what the building has loaded (rules, hours, documents).
- Leasing chat on published units that answers prospects and captures their contact with consent.
- Security desk: reads an ID or a license plate from a photo when there is no barcode.
- AI voice agent for after-hours calls that opens work orders, alerts on-call staff and takes prospects.
What the round funds
- Predictive maintenance and arrears risk from the history the system already collects.
- Portfolio benchmarks for management companies: which building spends more, and why.
Doctor
Live today
- Clinical scribe: from the dictated or typed visit, it drafts the progress note in SOAP format for the doctor to review and sign.
- Billing codes: suggests CPT and the most specific ICD-10-CM the note supports, with a one-line justification each.
- Pre-visit: before the appointment the AI asks the patient, one question at a time, about symptoms, medication, allergies and recent tests, so the doctor arrives knowing the case.
- Treatment follow-up: following the doctor's plan, the AI checks in with the patient (or the therapeutic companion), flags warning signs and can request an appointment for the front desk to confirm.
- Period report for the doctor: follow-ups, notes and test results summarized, with alerts and a suggested appointment.
- Staff assistant: summarizes, drafts and organizes pending work; for clinicians, decision support (summaries, differential diagnoses) always as a suggestion to validate, citing the data behind it.
- Live interpreter: Spanish ↔ English sentence by sentence during the visit, also inside the video call.
- Results explained to the patient in plain language and in their language, reviewed by the doctor; medication reconciliation with interaction and allergy alerts; denials explained with the appeal drafted.
- Built with guardrails: each role only gives the AI what it may see, the AI never diagnoses patients or changes medication, and warning symptoms are sent to emergency services.
What the round funds
- Predict no-shows and fill the gaps in the schedule; flag claims likely to be denied before they go out.
- Stock and expiry forecasting for supplies and medication, from real consumption.
- Real patient data only after HIPAA go-live, with an AI provider under a signed business associate agreement.
Adonait CRM
Live today
- “Today”: every morning the AI drafts the follow-up for each at-risk deal and the reply to each unanswered message; a person approves, edits or discards each one with a tap — the AI never sends on its own.
- Voice notes: record audio on the go; the AI transcribes it and proposes the note, the dated activity and the stage change, and the person confirms what gets saved. Incoming WhatsApp/SMS audio is transcribed too.
- Ask the pipeline in plain language: conversion, why deals are lost, what is stalled, the forecast — answered only from the workspace's own data.
- “What to do today”: up to 7 prioritized actions, each with the data that justifies it (days idle, overdue activity, value, close date).
- Every incoming email, WhatsApp, SMS or chat analyzed on arrival: intent, urgency, a summary in your language, the translation, a suggested reply in the customer's language and the next step.
- “Reply in their language”: you write in yours and the AI translates before sending — you see the final text and decide.
- “Load with AI”: paste an email or a WhatsApp, or upload a photo of a business card or a sign, and it proposes the person, company, deal, industry record and a note — without duplicates.
- Writes the follow-up email for each contact without inventing prices or dates, and answers “how do I…?” about the CRM itself — on every plan, with a daily cap so AI cost stays predictable.
What the round funds
- Auto-logging of calls with the next step extracted.
- Win probability per deal, learned from each workspace's own history.
Adonait Food
Live today
- Ask the system in plain words — “which dishes leave me the least margin?”, “how are sales this week vs. last?”, “which waiter sells most per bill?”, “when should I add staff?”, “what should I order today?” — and it answers with the restaurant's own numbers.
- Every answer ends with one concrete action for today, and it never makes up figures: if a number is missing it says where to find it (reports, till, inventory, staff).
- Works on recipes and plate cost (food-cost %), sales by product and staff, and hours worked.
- Only for owner, manager and accountant, verified on the server, with a cap per location per day.
- Reads a supplier invoice from a photo; the manager checks it before stock and costs update, and price increases are flagged.
- Answers WhatsApp messages and phone calls (through the venue's own Meta and Vapi accounts) with the menu and prices, and leaves orders and bookings to confirm.
- Translates the menu and website into Portuguese, French, Italian, German, Hebrew, Russian and Chinese.
What the round funds
- Demand forecasting by day and shift to size prep, purchases and staff.
- Automatic purchase orders by supplier from inventory-by-recipe.
Property News
Live today
- Writing help: fixes, improves, shortens, suggests headlines and translates any piece with one click — the resident decides.
- AI moderation before review flags defamation, other people's personal data and similar risks — it never publishes or deletes; the admin decides.
- Each resident receives the edition in the language they chose, with the pieces translated automatically and marked as such.
What the round funds
- Ad matching: suggest to each local business the buildings whose readers fit its offer.
- AI runs with the signed-in user's permissions: it never sees more than whoever asks.
- It answers only from the customer's data and says when something is missing instead of making it up.
- Controlled cost: daily cap per plan, caching and lighter models where they are enough.
Business development by product
Customer, model, market and edge of each one
Property OS
Condos, HOAs, buildings & management companies
Residents, money, maintenance, front desk, amenities, board and Florida compliance in one system — with AI that works inside each user's permissions.
Who buys
Community association managers (CAMs), management companies and self-managed condo boards. In Florida, a condo with 25+ units is required by law to have a website or app with its official records.
Business model
Per-unit subscription with a monthly minimum (Starter, Pro, Enterprise, white label). Payment collection already runs inside the product — the lever that makes up 78% of AppFolio's revenue.
From US$1 per unit / month (US$150 minimum) · white label US$1.50
Go-to-market
- Florida first: SB 4-D, HB 1021 and HB 913 turned compliance into a deadline, not a nice-to-have.
- Management companies as the channel: one CAM firm = dozens of buildings. White label lets them sell it under their brand.
- Adonait's own real-estate brokerage in Aventura and its contact base in South Florida condos.
- Open live demo with every role (owner, manager, resident, guard, vendor): the product sells itself in the first visit.
Market size
373,000[1]
community associations in the U.S., with 29.6M homes and 78.1M residents
≈ US$1.4B – 6.6B[2]

global property management software market in 2025, growing 6.4% a year
Advantages over competitors
- Replaces 7 separate subscriptions in full (association software, front desk, visitors, work orders, amenities, vendor bids, inspections) and covers part of 9 more.
- A 100-unit condo pays ≈ US$838/month for those 7 tools; Property OS Pro costs US$150 → ≈ US$688 less per month (82%).
- Built for Florida's condo laws, with requirements for all 50 states + DC.
- Spanish and English, and notices translated into each resident's language.

What's missing, and where the money goes
- No paying buildings yet: the round funds the first Florida accounts and onboarding.
- A licensed CAM partner to offer external management alongside the software.
Why we're raising pre-seed now
The product is built. What's left is going to market.
Product risk already retired
Five complete systems in production — payments, role-based permissions, integrations and open demos — built without outside capital. The money does not go into building from scratch.
Capital efficiency
One technical foundation for all five: each improvement (AI, payments, security) is built once and serves five markets. Telephony and payment fees are paid by each customer on their own account.
Regulatory and market tailwinds
Florida now requires condos to have a website or app with official records (HB 1021) and tightened inspections and reserves (SB 4-D, HB 913). Hispanic small businesses are growing faster than average.
AI changes who wins
Incumbents carry legacy systems and per-module pricing. A new system with AI designed in from day one, over its own data, can win on price and on outcomes.
Our own channel to start
Adonait runs a licensed real-estate brokerage in Aventura and its own base of real-estate and business contacts in South Florida: the first Property OS and CRM customers come from there.
Five options in one
Five markets for the same investment: whichever gains traction first tells us where the next dollar goes, and the others cross-sell to the same customers.
Use of funds
- Sales and onboarding of the first customers: condos and management companies in Florida, Hispanic clinics, bilingual small businesses and restaurants.
- Applied AI: predictive models and assistants over each product's data (arrears, maintenance, no-shows, deal closing, restaurant demand).
- Compliance and certifications: HIPAA for Doctor, a SOC 2-style security review, certified e-prescribing.
- Registered integrations: QuickBooks, HubSpot, Salesforce, Google, Microsoft, Slack and Zapier turned on for everyone.
- Lean team: bilingual sales/support and a licensed community association manager (CAM) as a partner.
What we say plainly
- There are no paying customers yet: we show no logos, testimonials or revenue that don't exist.
- Doctor will not load real patients until HIPAA is closed; the demo uses fictitious data.
- Some integrations are built but wait for the app registration with each provider.
- We compete against large, well-funded companies: our edge is focus, language, price and AI, not size.
