Buying a business in Miami Beach: what to check
Start with the real numbers: revenue, what the owner actually keeps after paying everything (what the market calls SDE), and how much of that profit depends on the owner being behind the counter every day. A business that runs without its owner is worth more.
Then comes the lease, which in Miami Beach is often what makes or breaks the deal: years remaining, renewal options and how much the rent can rise. A short lease can make the investment impossible to recover.
Finally, licenses and permits: city, Miami-Dade County and, where food or alcohol is involved, the state. Confirm they are transferable before signing anything.
